How much does garage floor epoxy cost in Spring Valley?

The average garage in the Las Vegas valley is $4-$7 per square foot for a flake epoxy system. Polyurea and polyaspartic systems are more expensive. It will depend on the condition of your slab: old coatings to be ground off, cracks to be filled, and the moisture test result. You get it in writing first.

Why us

How do we pick your coating?

The choice will be based on what we find during testing. Our moisture test comes first. If the slab is wet, it will cause the coating to blister. We'll then ask how you use your floor. Most garages with 2 cars, hot summer afternoons and weekend projects get a flake epoxy coating with a polyaspartic top coat. That top coat is UV stable, so it won't fade in the sun and won't be damaged by hot tires. Living rooms might be metallic epoxy. Pool decks get a light texture finish. Busy shops often do better with a polished finish. In short, it depends on your floor. Our written quote names the system, the preparation and the reason.

Why do Spring Valley floors wear out so fast?

Heat, sun, and dirt. The airport weather station reports 78 days per year with temps of 100F or higher. In 2024 we had over 100 days above 100F, and on July 7th, 2024 we hit an all-time high of 120F. Our summer UV levels can be extreme, causing normal epoxy to turn a yellowish color. Hot tires can soften a weak coating and pull it up as they cool down. Monsoon storms in July and August, along with strong winds in the spring and fall, blow dust and sand into your garage. And sprinkler and pool water, at about 16 grains per gallon, leaves mineral spots as it dries on exposed concrete.

What happens to the slab before we coat it?

Most coating failures occur from below, so the first half of any job is prep work you never see.

  • Moisture testA calcium chloride dome or an in-slab humidity probe shows how much vapor the concrete is emitting. A high reading means we apply a moisture-blocking primer, or wait.
  • Diamond grindDiamond grinders run under vacuum shrouds to open the surface of the concrete. This gives the coating something to bond to, and removes old paint, sealer and oily areas.
  • Crack fillingStatic cracks are routed and filled. Moving joints are left so they can move without cracking the new finish.
  • Base and broadcastApply the base coat. Add color flake into the wet resin. Sweep the loose flake away after curing.
  • Top coatA clear, UV-resistant coat. This is the wearing surface.

Our word

If your slab is not ready, you will hear it from us before anyone starts a grinder. You get the test result, the plan and the number on paper. The coating goes down only when the concrete can hold it.

Where we work

Spring Valley and the rest of Clark County

We are based in the southwest valley. The 215 gets us to Enterprise, Summerlin and Henderson, and I-15 runs us up to Paradise and North Las Vegas. City-side Las Vegas too. Same moisture test, same written estimate, wherever the slab sits.

Living with epoxy

It has more to do with preparation and top coat. If the floor has been properly ground, tested for moisture and sealed with a UV stable top coat, it can last many years in a garage. The problem occurs with thin kits that have been rolled onto unground concrete. These are the ones that lift where the tires park. If the garage faces the afternoon sun with the door open, you need a top coat that won't amber.
A few to know. Plain epoxy ambers in direct sun, so you will need a UV stable clear coat, or a different system, outdoors or on sunny parts of your garage. It can be very slippery when wet, so add some flake or grit. And it is only as good as the slab it is applied to. If there is any moisture or oil left in the concrete, it will lift.
For a lot of valley garages, a hybrid. Epoxy or polyurea underneath for build, polyaspartic on top for sun and wear. Polyaspartic stays color-fast under UV and can cure in as little as two hours a coat. Straight epoxy still makes sense in a shaded garage. We look at the slab and the sun before recommending either one.
It is rare on a dry, properly prepared slab. Problems start when a coating goes over damp concrete: vapor gets trapped, the film blisters, and moisture sits where it should not. That is the whole reason we test the slab for moisture before grinding, and use a moisture-blocking primer when the reading calls for one.
Yes, across the Las Vegas valley. Enterprise and Mountain's Edge, Summerlin, Paradise, Henderson and Green Valley, North Las Vegas and Aliante, and city-side Las Vegas. If the slab is in the valley, send the address or cross streets and we will set up a time to come look at it.

Planning your floor

Cure runs on temperature, so it shifts with the season. Polyaspartic topcoats can take light foot traffic within hours, while cars wait longer and full chemical cure takes about a week. The exact walk-on and park-on times come from the product sheet for your system, and we write them on the estimate. Plan on parking in the driveway for a bit.
For driveways, often yes. Summerlin's North and West design guidelines require Design Review Committee approval before a driveway coating goes on, and bar coatings on public sidewalks. Interior garage floors are a separate question, so read your own HOA's rules before you book. Southern Highlands, for one, publishes an architectural review application.
Yes, with planning. Heat shortens the working time of mixed resin, and a slab that is warming up can push bubbles through a fresh coat. So we watch slab temperature, mix smaller batches and time each coat for when the concrete is steady or cooling. June through September is when that matters most. Cooler months give more working time, if you can wait.
It can leave marks on top, but it will not soak in the way it does on bare concrete. Southern Nevada's water is rated very hard, and the minerals stay behind when splash water dries. On a sealed floor, rinsing and drying the spot takes them off. Keep sprinklers aimed away from the garage apron and the spots mostly stop.
We measure the floor, look at cracks, old coatings and oil stains, and plan the moisture test. Then we talk through how you use the space and which system fits it. You get a written estimate listing the prep, the coating system and the per-square-foot price before anything is booked.
