Villages served

Every village of Summerlin

The master plan covers nearly 36 square miles and two jurisdictions. These cards follow the way it splits.

First village

The Hills

Where building began in 1990; the first residents moved in during March 1991.

Unincorporated

South side, 89135

The Census place around the 2014 downtown, almost entirely in ZIP 89135.

Golf community

Red Rock Country Club

Off Red Springs Dr, on the unincorporated south side.

Age-restricted

Sun City

Off Sun City Blvd, inside city limits, with its own community association.

City side

89134 and 89144

Both ZIPs sit fully inside city limits, home to the TPC course and the hospital.

Western edge

Near Red Rock Canyon

A 1988 land exchange with the BLM set a buffer along the conservation area.

HOA notes

Need approval for a driveway coating?

North association

Its Design Guidelines dated Jan. 1, 2025 say driveway and walkway coatings are generally allowed but judged case by case on color and material, with advance Committee approval. Coatings must be kept in like-new condition.

West association

The guidelines updated Jan. 1, 2026 carry the same rule and add that coatings are not allowed on public sidewalks or street curbs. Our coating stops where the public walk begins.

Village sub-associations

Both sets of guidelines say a village's own criteria may be more rigid. Read your village rules as well as the master association's before picking a color.

Sun City

The age-restricted community runs its own association. For a garage that doubles as a walking route, a flake broadcast adds texture underfoot, and more grit can go into the topcoat.

Planning ahead

Timing a job in Summerlin

Jan-Mar

File and plan

Driveway coatings need Committee approval before work starts, so the quiet months are a good time to submit and get on the calendar.

Apr-May

Before the heat

May averages under 3 days of 100F at the airport station. Exterior coats go down easier before the sustained heat settles in.

Jun-Sep

Peak sun

Summer UV in the valley reaches the extreme range; News 3 reported UV 12 in July 2026. Driveways need an aliphatic, color-stable coat.

Oct-Dec

Interior season

With outdoor work wrapping up, it's a good stretch for metallic floors and home gyms, where cure happens indoors.

Which ZIP codes do we cover here?

89135 covers nearly all of the unincorporated south side. The city side runs through 89134, 89138 and 89144. Same process on both sides of the line.

What do these homes ask of a floor?

They want a good finish that suits the house. The Summerlin South Census area has the highest ownership rate in the valley, at 70%, and 77% of houses are detached. 60% were built between 2000 and 2009, with a median year of 2006, so most garages are around 20 years old. They will be either raw concrete with oil stains along the tire tracks, or a first coating that is starting to come off. Either way, we grind down to a clean surface ready for the new system. These high-value homes are ideal for polyaspartic and metallic finishes. Anything on the driveway has to go through the Design Review Committee first.

We bring chip samples and spell out the system, color and thickness on paper, so your decision and any HOA filing come from the same document.

Why us

Paperwork that suits HOA review

Design review runs on specifics: material, color and where the coating stops. Our estimates list all three, plus the prep, so your submission and our work order match. On site we grind with a vacuum shroud and keep coatings off sidewalks and curbs.

  • Color and material in writing
  • Coating stops at the sidewalk
  • Vacuum-shrouded diamond prep
  • Moisture checked before priming
  • UV-stable coats for driveways
  • Locally owned, valley based

01

HOA and approval

Yes. The North and West design guidelines both require advance Design Review Committee approval for driveway coatings, judged on color and material fit with the neighborhood. Coatings can't go on public sidewalks, and the West rules add street curbs. Get approval first; we provide the details for the form.
The driveway clause in the North and West guidelines doesn't address interior garage floors, and we haven't seen a rule that does. Village associations can be stricter, so a quick question to yours before booking is worth it.
An aliphatic polyaspartic or polyurea, not epoxy. Epoxy ambers outdoors, and a driveway sits in sun most of the year. The guidelines also want coatings kept like new and fit for vehicle traffic, so we build them for tires, with a broadcast for grip.
Yes. It is an age-restricted community inside city limits with its own association, so check its rules before any exterior work. Inside the garage, a flake floor with extra grit in the topcoat gives steadier footing than bare, dusty concrete.
Both. The downtown and Red Rock Country Club sit in the unincorporated south side, while the TPC course and the hospital fall inside city limits. For a floor coating the line changes nothing on site.
02

Floors and finishes

Yes, indoors. Metallic pigments go into clear resin over a tinted primer, get worked by hand into a marbled pattern, then sealed. It shows every flaw beneath it, so the slab is ground flat and patched carefully. It isn't for driveways or sunny patios.
Around slab temperature, which in summer usually means early starts. Hot concrete shortens working time and can push air out of the slab into wet resin, leaving pinholes. July averages nearly 26 days at 100F or above, so those jobs get planned with care.
Yes, on existing concrete. We remove loose coating, fill cracks as prep and apply a textured cool deck or coating. Pool equipment, plumbing and lighting are outside our work. If the deck joins a coated walkway, the same HOA color rules may apply.
A sealed topcoat keeps oil from soaking in, so drips wipe up instead of staining. Hot tires are a different issue: on thin or poorly prepped films they can lift the coating. A ground slab and a hard polyaspartic wear layer resist that.
Your association's form and any village rules. We fill in what we know: system, color name, finish, and where the coating starts and stops. Photos of the existing surface help reviewers. Once approval comes back, we set the date.
