Local notes

Tract garages: what goes wrong?

Aliante

Many garages here are 20-year-old bare concrete with oil soaked in where cars park. Oil repels resin and leaves fisheyes, so it gets degreased and ground out before any coat.

Craig Ranch area

If a roll-on kit is peeling, all of it has to go. Water-based kits dry to a thin film, a few mils, and hot tires pull it up. We grind to bare concrete and build a real system.

Near Tule Springs

Streets beside open desert catch blown sand on windy days. Grit dulls a topcoat over time, so a flake floor with a hard wear layer suits these garages.

Older blocks

Floors from before 1970 may be patched, painted or uneven. Static cracks get routed and filled, moving joints stay open, and low spots get leveled as prep.

Weather and work

The weather year in North Las Vegas

Oct-Feb

Cooler months

Cool slabs mean slower cure and longer waits between coats. A sensible stretch for garages that need a failed kit and oil ground out.

Mar-May

Wind and sand

Strong winds peak in spring. Near open desert, blown sand reaches garages easily, so doors stay down and the slab is cleaned before each coat.

Jun-Jul

Building heat

2024 brought more than 100 days at 100F or above, a record. Polyaspartic sets quickly in heat, so batches stay small.

Jul-Sep

Monsoon

Monsoon moisture moves in during July and August, then fades by September. Humid air can blush epoxy, so we watch the dew point.

What do 2000s tract homes mean for your garage?

They mean lots of 20-year-old concrete slabs that will be coated for the first time. North Las Vegas has the highest share of detached homes of the valley's three cities, at 75%. 42% of homes were built between 2000 and 2009, giving a median build year of 2003, and 64% are owner-occupied. The slabs will generally have oil stains, tire marks and some small cracks. Some will also have a peeling roll-on kit. All of these are ground out or filled before coating. Approximately 8% of homes were built before 1970, and those get extra attention to check for old paint and repairs.

Most jobs follow one spine: grind, repair, moisture test, then flake under a color-stable topcoat. What changes is how much repair the slab needs, and the written estimate spells that out.

Why us

What your garage gets from us

The full prep, every time. Old kits and oil get ground out, cracks get filled, and the slab gets a moisture reading before the base coat. The topcoat is aliphatic, so it won't yellow when the door is open to the afternoon.

  • Peeling kits ground fully off
  • Oil removed, not covered
  • Moisture reading before base coat
  • Aliphatic topcoat, no yellowing
  • Scope and system in writing
  • Locally owned, valley based

Garage floors

Yes, by taking it all off. Store kits are often water-based and go on a few mils thick, and hot tires lift them. We grind the whole floor to bare concrete, since new resin over a failing film fails with it, then build a proper system.
For most garages here, a flake system: a ground slab, an epoxy or polyurea base, a full vinyl-chip broadcast and an aliphatic topcoat. The chips add grip and hide small flaws; the topcoat takes the wear and stays clear in sun.
Old oil soaks into concrete and pushes resin away, leaving small craters called fisheyes. We degrease, then grind until the stained layer is gone. Deep stains can take extra passes, and we'd rather spend them than coat over a spot that will let go.
Yes, across ZIP 89084, including the homes along Aliante Pkwy and the Sun City Aliante area. If your street has a gate or an HOA, we set up access before the work day and can put the system and color in writing for any review.
Grit dulls a topcoat; it doesn't break it. A flake floor hides dust well, and a hard polyaspartic wear layer resists scratching. Sweep or blow the floor out often, and keep a doormat at the house entry.

Around the city

Usually. Monsoon moisture typically shows up in July and August. Humid air near the dew point can leave an oily blush on epoxy that blocks the next coat, so we check conditions on the day and shift timing if a storm is building.
Yes, existing concrete decks and patios. Expect a textured cool deck finish or a coating with grit for wet feet. We don't touch pumps, plumbing, heaters or lights. The schedule depends on the deck's repairs, so it's set after we see it.
Yes, the whole floor. Coating has to run wall to wall, and anything left on the slab means a seam or a bare patch. Move cars out the night before, clear shelving off the floor, and keep pets inside while grinding and coating are underway.
Yes, with an outdoor system. Driveways get full sun, so they get an aliphatic polyaspartic or a penetrating sealer instead of epoxy, which ambers and can blister outdoors. If an HOA governs your street, check its driveway rules before you book.
Yes. The city incorporated in 1946, and about 8% of its homes predate 1970. Those slabs can be uneven, patched or painted, so we grind, fill and level low spots as prep before choosing a system.
